We take compliance seriously, ensuring every property meets legal requirements so tenants are safe and protected. Tenant money is also secure: all payments are held in a client money protected account, and deposits are lodged with government-approved schemes such as the Deposit Protection Service.

How do I apply for a room?

Once you’ve found a suitable property, you will need to fill out a form and place a holding deposit, which forms part of your security deposit. Our team will then guide you through the application, referencing, and contract process step by step.

What is included in the rent?

For house shares, all bills are included in the rent - utilities, council tax, internet and a cleaner for communal areas once a week. This means one simple monthly payment with no surprise bills.

For single-let properties, bills are not included in the rent and are the tenant’s responsibility.

Who do I contact if something needs fixing?

Our in-house maintenance team handles all repairs and issues. Simply send an email to info@ultimaterealestate.co.uk including your address, a short description of the issue and a photo or video if possible, and we’ll take care of it.

Is my deposit protected?

All deposits are registered with a government-approved deposit protection scheme.

What possible increases to my rent can I expect?

Increases will potentially be once a year, based on market conditions.

Do I get a key to lock my room?

Yes, you will receive a key. We will also have a spare key, should we need access. We provide at least 24 hours’ notice if we need to enter your room, unless it's an emergency.

Can I add someone, sublet or change tenants?

This is not permitted. All occupiers must be approved and formally documented.

What are the other tenants like?

All tenants are professionals, and we try to maintain a balanced male/female ratio for a positive house dynamic.

What date each month must rent be paid?

Irrespective of your tenancy start date, we collect rent via direct debit on the 1st of each month. This is mandatory.
